You own a flat in Nice. You need a guy in Nice.
I'm that guy. Local, bilingual, finance professional, landlord myself. I run your rental on the ground — guests, cleaners, paperwork, the works — and your rental income never passes through my hands. It goes straight to you.
Nice · Villefranche · Cagnes-sur-Mer · Saint-Laurent-du-Var · Antibes
Owning a flat on the Riviera is wonderful. Managing it from London, Stockholm or New York is not.
You've received a letter from the French tax office you can't decipher. Your cleaner stopped answering WhatsApp in August. You're not entirely sure whether you should have registered your rental with the Métropole — or declared the income in France at all. And the big management platforms? A different person every time you call, and “please consult a French accountant” the moment you ask a real question.
You don't need a call centre. You need a guy in Nice.
What I do
Listing Makeover — a listing that actually sells your flat
One-shot, fixed fee, no commitment. I rewrite your Airbnb / Booking / Vrbo listing in native-quality English and French — title, description, house rules, neighbourhood guide — coordinate a professional photo shoot with my photographer, and hand you a pricing grid for the year. You publish, you keep everything. Most owners' listings are written like classified ads; yours will read like it was written by someone who books flats for a living.
Fixed fee. The most common entry door to everything else.
Essential — your eyes and hands in Nice
For owners who manage their own bookings but need someone local: guest changeovers coordination, cleaning and linen management, maintenance with trusted local tradespeople, property checks, key holding.
Fixed monthly fee.
Full Service — everything except your bank account
Listing creation and professional photography, pricing recommendations you approve, guest communication in English and French, check-ins (smart-lock or in person), cleaning, maintenance, monthly owner report. You remain the host of record; every euro of rental income is paid by the platform directly to you.
Percentage of rental revenue, invoiced monthly.
Compliance & Paperwork — the part nobody else will touch
Registration number with the Nice Métropole, tourist-tax setup, SIRET registration guidance, a document pack your accountant will love (or an introduction to my English-speaking accounting partner who specialises in non-resident landlords).
Fixed-fee packages.
Why owners trust the guy
Finance professional, not a letting agent.
Fifteen years in capital markets and corporate treasury, including five in the UK. I read a French tax notice the way you read your morning email.
A landlord myself.
I own and operate furnished rentals in the Alpes-Maritimes under the French LMNP regime — the same rules, forms and deadlines you're facing. I optimise my own properties before I optimise yours.
Your money never touches my accounts.
By design. Rental income flows from the platform straight to you; deposits are handled through secure card pre-authorisation in your name. I invoice you for my services — that's the entire financial relationship. Full transparency, zero temptation, and no regulatory grey zones.
One local number. And a guy for everything.
You'll have my direct line — not a ticket system. And behind it, the little black book that takes years to build here: a cleaner who shows up in August. A photographer who shoots apartments for a living. A handyman who answers on Sunday. An English-speaking accountant who specialises in non-resident landlords. You don't need to find these people. I already did.

Frequently asked
Are you an estate agency?
No — and that's deliberate. I provide operational and administrative services. I don't broker tenancies or handle client money, which means no conflicts of interest and complete transparency on where your income goes (answer: directly to you).
Do you do my French tax return?
No — French accounting for third parties is a regulated profession. What I do is prepare a clean, complete document pack and connect you with an English-speaking accountant who specialises in non-resident landlords. Most owners tell me this alone is worth the fee.
My flat is nothing fancy. Is it too small for you?
The opposite — I specialise in normal apartments: studios to 3-rooms in Nice and the surrounding towns. The luxury villa market is well served; owners of regular flats are the ones left talking to chatbots.
What does it cost?
Listing Makeover: one-off fixed fee. Essential from €99/month. Full Service from 12% of rental revenue. Compliance packages from €190. No hidden fees, no charges when the flat is empty on Essential.
Tell me about your flat. I'll tell you what it can do.
Free, honest assessment — including the compliance issues you may not know you have.
