Frequently asked questions

Are you an estate agency?

No, deliberately. I provide operational and administrative services under a services agreement. I don't broker tenancies and I don't handle client money — which means no license issues, no conflicts of interest, and your income flowing straight to you.

Who chooses the guests and tenants?

You do. I screen, I recommend, you approve — in writing, every time. It keeps you in control and it keeps the arrangement legally clean.

Do you do my French tax return?

No — accounting for third parties is a regulated profession in France. I prepare an accountant-ready file and introduce you to an English-speaking accountant who specialises in non-resident landlords. Most owners tell me this combination alone was worth the call.

My flat is nothing fancy. Too small for you?

The opposite. I specialise in normal flats — studios to three-rooms in Nice and the surrounding towns. The villa market is well served; owners of regular apartments are the ones left talking to chatbots.

Which areas do you cover?

Nice and its immediate surroundings: Villefranche, Saint-Laurent-du-Var, Cagnes-sur-Mer, and Antibes case by case. If your flat is elsewhere on the coast, ask — the honest answer depends on logistics, and I'd rather decline than under-serve.

My flat is in one of the quota zones and I can't get the authorisation. Can you still help?

Yes — this is currently the most common first email I get. The mid-term market (one-to-ten-month furnished stays) needs no authorisation at all and works in the frozen zones today. See my guide on the Nice rules, then let's talk about your address specifically.

What happens with damage and deposits?

Deposits are secured by card pre-authorisation in your name through the platform or a dedicated tool — I never hold them. Damage is documented (that's what the inventories are for), claimed against the pre-authorisation or the platform's guarantee, and repaired by people from my address book at real prices.

Do I need to speak French for any of this?

No. That's rather the point. Documents you sign come with plain-English explanations; official French paperwork is prepared so your only job is to check and sign.

Can I still use the flat myself?

On holiday-let and mid-term strategies, yes — we block the calendar around your visits. On a long-term tenancy, no, which is one of the five questions in my strategy guide.

How do you charge, exactly?

Fixed fees for fixed services (Makeover, compliance packs, Essential base), a percentage of revenue for Full Service, invoiced monthly against platform statements. All prices VAT-included. No setup fees, no exit fees, no charges on empty months.

What if I'm already with another manager?

Switching is mostly a calendar-and-keys operation and I've done it before. The polite version: finish your notice period, move the listing ownership to your own account if it isn't there already (it should be — a listing you don't own is leverage someone else holds), then we start.

I haven't declared my rental income in France. Will you report me?

No — I'm not an authority, and you're far from alone. But I won't operate a knowingly non-compliant flat either. The good news: regularisation is almost always cheaper than owners fear, especially under the réel regime. Why should I trust someone with no name and no photo on the site?

Because everything checkable about this service is designed to be checked: you keep the money flow, you keep the listing, you approve the decisions in writing, the company details are in the legal notice, and you'll have my name, face and number before you've committed to anything. Discretion is a personal preference; opacity would be a business model. Only one of them is on offer here.
